How do you verify validity of title? Will it show all liens against the property? Is there a title search fee? If there are existing liens, how will you resolve them?

Can a title verification be done online? Will this be available soon with the enactment of the RESA law?

Good Morning Sir,
Your due diligence is important in this process , in my experienced and opinion I do my own
protocol to follow in which can be recommended .

* Secure a photocopy of owners' TCT/CCT copy from the owner or authorized representative.
* Check the existance of original copy fron Register of Deeds and have a certified thru copy, check also the jurisdiction of the property.
* Check annotation at the back of original title.
* Hold TCT/CCT against light ( owner and original copy ) to verify if its bears security mark or water mark such as " LRA or NLTDRA ."
* The last two digit of the title number should be the same as the last two digit of the page number found at the top right portion of the TCT
* Verify from the LRA if the serial number corresponds to the series of title assigned or allocated to RD which issued the title.
* verify from LRA or LMB for survey planapproved by them .
* verify from the entry book of Register of Deeds .
* Check the name and signature of Register of Deeds who signed the title, He/She must be the Rd at that time.
* The original and owners copy should be identical, in general.
